Home Inspection

A home inspection is a non-invasive visual inspection of the home and all accessible components along with a report that includes pictures of the major components and defects observed. This includes inspection of HVAC, electrical, plumbing, structural components, framing, roof, exterior, interior, insulation and ventilation.

All inspections are performed in accordance with the state of TN Standards of Practice.

Pre-drywall Inspection

This type of inspection is done once all of the framing, electrical and plumbing rough-in’s are complete and right before the insulation is installed. With this type of inspection many defects that would normally be covered with insulation and drywall can be discovered. 

New Construction Inspections

These inspections are performed in the same manner as a general home inspection would on an existing build home. Most of the time all defects noted will be repaired by the builder before the client moves into the home.

1-Year Warranty Inspections

This inspection is a guarantee from your builder to cover all defects from your home at the 1-year mark. Even brand new homes will have deficiencies after a year of being exposed to the elements and the normal expansion and contraction during the different seasons.

A 1-Year inspection will note any defects for the builder to repair and ensure your home is in great condition for many years to come.

When time is of the essence and you need to make an immediate offer on your dream home this inspection is for you. This inspection is an on site verbal of the 5 major components of the home including a visual inspection of the roof, framing/structure, plumbing, HVAC and electrical.

This inspection is usually only 30-60 minutes and will give you the insight needed to make a quick offer on your dream home in a competitive market.

As is/no repairs inspections

Maybe you’re buying a home and the seller will not make any repairs but you still want a home inspection before closing to ensure the overall condition of the home is free of any major defects. This inspection is performed and reported as a general home inspection and all observed defects will be reported. The report will allow you to have an overview of the home and provide a to-do list of any items in need of repair once you obtain possession of the home.

Radon Test

Radon is a naturally occurring radioactive gas that forms from the breakdown of uranium underground. If radon gas levels are elevated, radon gas can cause lung cancer. We can test the radon gas level inside any home and ensure the levels are safe or determine if a radon mitigation system needs to be installed.

Air Quality / Mold Test

Mold is everywhere but in elevated or toxic amounts it can be very harmful. We can provide air quality/mold testing to identify if there is a problem or the type of mold present.
